Problem was a blocked gutter downpipe. The plumber rapidly worked out the problem and un-blocked it using a power hose (I had tried many methods previously). He then used a camera system to check no pipe/drain was broken. No more over flower gutters/downpipes1 Thoroughly recommend. Excellent value for money
